The rubber collar around a plumbing vent, cracked by years of direct sun. The most common leak on a ten-to-fifteen-year-old roof in North Texas.
Flashing at walls and chimneys
Step flashing that was reused, counter flashing that pulled loose, or a chimney cricket that was never installed.
Valleys
High water volume, high wear, and a detail that is easy to do badly.
Nail pops and exposed fasteners
A fastener that backed out and lifted the shingle above it, leaving a path straight through the deck.
Skylights and solar penetrations
Anything cut through the roof plane after it was built is a joint, and joints are where water gets in.
Ventilation components
Turbines, static vents and ridge vent, especially where wind drives rain sideways.
Not the roof at all
Condensation from a badly vented attic, or an HVAC drain pan overflowing in the attic, both present exactly like a roof leak. We check before selling you roof work.
What Happens on the Visit
Interior first — where the water shows, how much, and under what conditions. Then the attic where there is access, following the tracking back uphill. Then the roof, working out from the likely entry point. You get written findings with photographs and a repair scope, and if it turns out not to be the roof we tell you that too.
If Water Is Entering Right Now
Say so when you call. An active leak moves up the schedule, and a tarp can go on as protection while the trace and the proper repair get booked. Put a container under the drip, move what you can out of the way, and do not open up the ceiling yourself — where it is wet tells us something.

What People Ask About Leaks
It is common and it still means something is wrong. Leaks that only show under volume or wind-driven rain are usually flashing or valley issues rather than field problems.
We can tarp it. Tracing and a proper repair need a dry roof, and anyone promising a permanent fix in a downpour is promising something they cannot deliver.
Then it was very likely sealed at the stain rather than traced to the entry point. Bring the previous invoice if you have it — it usually tells us where somebody already looked.
